WHY DO I NEED A PROPERTY MANAGER IN THE AZORES?

WHAT ARE YOUR VACATION RENTAL PROPERTY MANAGEMENT FEES?
Our vacation rental property management fee covers the costs of the management services that we provide for your rental property/home. These services could include booking management, guest communication, onsite maintenance, etc. This is a monthly payment that is determined once we factor in the size of the house, and frequency of visits and then we can personalize our agreement to your standards. Monthly fees start at 125 and can go to 250 depending on as we mentioned the factors and attention required.
I SAW LAND FOR SALE ON SAO MIGUEL ISLAND BUT CAN I BUILD A HOUSE ON IT?
The answer is 'perhaps'. There are various classifications for land here and certain areas and plots are designated solely for agriculture. Make sure you understand completely the capabilities and limitations with your plot.

WHAT DOES PRÉDIO URBANO & PRÉDIO RUSTICO MEAN?
All land & building areas pertaining to a property should be updated in the land registry at the Conservatoria, to ensure the records match the area, in m², at the property.
This ensures you are able to “use” the property as described. This is important because each property is located in a zone and the type of zone dictates how much you can rebuild or extend.
Each district (Concelho) has its own building codes and its own zoning plan (some with very restrictive rules).
However, even if an old property with a registered 300m² footprint is in a zone where new builds only have the right to build up to 200m², the full footprint entered in the land registry can be used, under the “Direitos Adquiridos” law. So a complete land deed report is necessary to give you an accurate report on exactly what can be built and how big.
